Co-Op Triplex Apartment Renovation

49 E 12th St, NYC:

Before & After

The renovation of this unique triplex apartment in Union Square achieved both functional and aesthetic goals. The new design distinguishes between the three floors. The first is dedicated to cooking and dining. The second floor is for the living room. Lastly, the third floor was adapted for comfort and privacy.

For the kitchen, custom two-tone green cabinetry was carefully selected to ensure the perfect match. A hammered copper sink brings brightness to the counter, and the unexpected copper metal finishes complete this kitchen’s aesthetic. Copper also has unique anti-microbial properties, which make it an excellent choice for a kitchen sink. Lastly, the soft grey quartz balances the design in tandem with the backsplash tile that has a muted marble tone and a 3-dimensional diamond profile.

The island front is clad with white kaleidoscope mosaics for visual and aesthetic interest, as well as serving a functional purpose. The clients own a dog, which scratched at the wooden millwork causing damage. For that purpose, we chose tiles to ensure the longevity of the new kitchen. At the very end of the island, a “dog cave” was carved out to keep his food and water.

Moving up to the living room, the stairs and railing were redesigned employing a natural wood to freshen up the space. Similarly, the wood floors were refinished in the same tone as well. A newly dropped ceiling allowed for recessed lighting installation which modernizes and brightens the space. The feature of the living room is the new electric fireplace with matte back herringbone brick surround and natural wood mantle and corbels.

The third floor was closed off with a half-height wall and glass panels to provide privacy and trade a loft in for a one-bedroom. The unique Dutch Door into the bedroom gives the clients the flexibility to bring in more natural light or open just the bottom as a doggy door.
